According to the 2018 Remodeling Cost vs. Value Report, in Knoxville area you'll likely recoup nearly 139% of cost when you change out vinyl siding for manufactured stone veneer on at least on the front of your home. Another good investment is an upgraded garage door; with a likely recoup cost of 136%. Other good investments include replacing old siding with new siding, replacing old windows, and a deck addition. It appears that in our local area, exterior looks really matter.

Your home's interior attractiveness is an important factor in selling, too. And although you won't "recoup" much of the cost of new paint or new light fixtures, and you'll likely only recoup about 75% of the cost to update your kitchen, having an outdated home will be a real handicap to selling it.

Lowest on the list of improvements . . . over-the-top landscaping, a new pool, and a luxury master bath. Many people don't want to be burdened by the effort that is necessary in keeping up with tons of landscaping. And pools are one of those things you either love or hate. As for the luxury master bath, everyone wants a beautiful and clean bath, but few people value a $1500 vanity over a $250 one or recognized imported tile over the cheap stuff.
