Another good investment is an upgraded garage door; with a likely recoup cost of 136%. Other good investments include replacing old siding with new siding, replacing old windows, and a deck addition. It appears that in our local area, exterior looks really matter.

And although you won't "recoup" much of the cost of new paint or new light fixtures, and you'll likely only recoup about 75% of the cost to update your kitchen, having an outdated home will be a real handicap to selling it.
